Where the rebuild cost comes from.

The rebuild cost is the number your premium rests on. In most policies it is whatever the customer guessed when they signed. Here is how ours is built — and what happens when a model is not enough.

Whatever they remembered or guessed when they signed. It drifts every year after that.
A comparables model
Trained on other rebuild values. The training data is thin and biased, and the model ends up learning from its own output.

A volume-based model
Built the way a surveyor works: split the building into parts, price each part per cubic metre, adjust for shape and roof.

What exactly is in the number?

The full cost to rebuild the house in the same state, under today’s building rules. It includes VAT, the architect and demolition. It does not include secondary buildings.

Do we have to change our pricing?

No. There are two ways in: keep your current grid and let us pre-fill the questions behind it, or move to a volume-based premium and drop most of the questions. The same data serves both.
